A LIM (Land Information Memorandum) reports on information that the Council holds in its files. The report is prepared in accordance with the Local Government Official Information and Meetings Act 1987 and includes the information set out in Section 44A(2).
It does not provide interpretation of this information or advice on how to interpret or utilise this information. Your own independent and appropriate professional advice should be sought.
It includes information on:
- rates owing on the property
- building related information
- resource consents
- heritage buildings, structures and sites
- significant trees
- resource consents issued in the immediate neighbourhood (if considered relevant)
- current requisitions issued by the Council on the property
- drainage information on sewer and stormwater
- water supply
- special characteristics of the land
- registrations and licences
The information contained in a LIM will assist you in your decision to purchase a property. For example, you will be able to tell from the information received in a LIM whether Building Consents or Permits were obtained for building work and whether consented building work has been signed off with a Code Compliance Certificate. Under the Building Act you as the purchaser will be responsible for unconsented building work done after 2005.

How can I pay for a LIM?
You can pay by internet transfer to bank account number 02 0424 0150061 00 using "LIM" as a reference, the address in the "Code" and your name/company in the particulars. You can also come in to a service centre and pay by cash, cheque or eftpos.
How long will it take?
LIMs will be processed within 10 working days.
Can I cancel a LIM after I've ordered it?
You can cancel a LIM application at any time. However, you may not be entitled to a full refund of your deposit fee.
How is a LIM different to viewing the Building File at the Council?
A building file contains only part of the information
which is available in a LIM (e.g. Building Permits and Consents). A
