Rating Revaluation 2026
What is a Revaluation?
Every property in NZ has a rating value, which is reassessed every three years. For Ruapehu, 2026 is our revaluation year.
The assessments are completed, at varying times, nationwide by Council or on behalf of them by a Valuation Service Provider. At Ruapehu District Council, a Service Provider is used in the form of Quotable Value (QV).
All properties within the district are assessed at the same time using a mass appraisal process. This factors in the recent sales of similar properties around the effective date of the revaluation to reflect the same market trends within the area.
A rating value is just one of a combination of factors that councils and valuers use to determine the rates you pay on your property. Your new council rates are effective from 1 July of the year following the rating valuation (ie: 1 July 2027).
Time Line
Please note, the following time line is subject to change dependent on QV's schedule.
- QV will commence preparation for the revaluation, in conjunction with Council, late in August 2026.
- Owner Notices will be lodged/sent 30 September 2026.
- IMPORTANT:If your Valuation Notice is not received, it is vital you contact QV direct.
- Objections to the valuation commence and can be made to QV.
- Public Notice published 23 September 2026
- Objections close 6 November 2026
- New Values effective 1 July 2026 – effective for rating purposes 1 July 2027
Objections
If you feel the rating valuation is incorrect (either too high, or too low), you can lodge an objection with QV. There is an on-line objection link below, otherwise objections can be made in person at any Council office using QV’s Objection Form or by phoning 0800 787 284.
