Rating Revaluation 2026
What is a Revaluation?
Every property in NZ has a rating value, which is reassessed every three years. For Ruapehu, 2026 is our revaluation year.
The assessments are completed, at varying times, nationwide by Council or on behalf of them by a Valuation Service Provider. At Ruapehu District Council, a Service Provider is used in the form of Quotable Value (QV).
All properties within the district are assessed at the same time using a mass appraisal process. This factors in the recent sales of similar properties around the effective date of the revaluation to reflect the same market trends within the area.
A rating value is just one of a combination of factors that councils and valuers use to determine the rates you pay on your property. Your new council rates are effective from 1 July of the year following the rating valuation (ie: 1 July 2027).
Valuation Rolls
The Valuation Rolls for Ruapehu District Council have been revised by Quotable Value Limited (as the Council’s valuation service provider).
The revised Rating Values are effective as at 1 July 2026 and the new notices of valuation will be posted to owners and ratepayers from 7 October 2026. The District Valuation Rolls will be open for public inspection, free of charge, during regular office hours, at the offices of:

The revised values can be viewed until 13 November 2026.
Objections
Objections to the revised valuations must be lodged, in writing or online at www.ratingvalues.co.nz , no later than 13 November 2026.
